Vineyard and winery properties for sale across BC's wine regions — the Okanagan, Similkameen, Fraser Valley and Vancouver Island. Buying a vineyard means buying land, vines, water and often a brand at the same time, so the due diligence is different from buying raw farmland.
What is a vineyards & wineries property?
A vineyard is agricultural land planted to wine or table grapes, often with a winery licence, tasting room, irrigation system and established plantings. In BC, most commercial vineyards are concentrated in the Okanagan and Similkameen valleys, with smaller operations in the Fraser Valley and on Vancouver Island.
What to check before buying
- Water licences and irrigation allocation — grape production is irrigation-dependent, and water rights are often the most valuable asset on an Okanagan vineyard.
- Vine age, varietal mix and vine health — established, producing vines are worth more than bare land, and replanting is slow and expensive.
- Winery licence and liquor licensing status — a winery licence and related endorsements are granted to a person or company and a specific premises; confirm what transfers with the sale.
- Soil and aspect — benchland sandy loam with good drainage and south or southwest exposure is ideal; confirm soil capability for the parcel.
- Brand, inventory and equipment — wine stock, barrels, equipment and trademarks may or may not be included; clarify real estate versus business assets.

Do water rights transfer when a vineyard is sold?
Water licences are attached to the land and generally transfer with the property, but only if they are in good standing and properly registered under the BC Water Sustainability Act. Always verify the licence status, allocation volume and conditions before buying — this is one of the most important steps in vineyard due diligence.
Does the winery licence transfer with the land?
Not automatically. Liquor and winery licences are granted to a person or company and to a specific premises, and a change of ownership usually requires a new application or transfer approval. Confirm with the BC Liquor and Cannabis Regulation Branch what is required before assuming a licence transfers.
What's the difference between buying a producing vineyard and bare vineyard land?
A producing vineyard includes established vines, irrigation systems, and often a winery licence, inventory and equipment — its value reflects years of investment. Bare vineyard land is valued mainly on soil, aspect and water rights, since establishing a producing vineyard takes several years and significant capital before the first commercial crop.
Are wine stock and equipment included in a vineyard sale?
Not always. Wine inventory, barrels, tanks, bottling equipment and trademarks are frequently separate from the real estate. Buyers should clarify in the purchase agreement exactly which assets transfer with the land and which are business assets purchased separately or not at all.
Can I operate a tasting room or host events on a vineyard?
It depends on the property's ALR status, local zoning and any winery-licence endorsements. Agri-tourism and direct-sales activities are permitted in some circumstances but restricted in others. Confirm what the specific parcel allows before relying on tasting-room or event income.
Which BC regions are best for vineyards?
BC's commercial vineyards are concentrated in the Okanagan and Similkameen valleys, with smaller operations in the Fraser Valley and on Vancouver Island. The Okanagan's benchland soils, sun exposure and irrigation support the largest and most established wine-grape production in the province.
